Disclosure before commitment
Every material term — fees, conflicts, risks, leverage and the business plan — is set out in the offering documents before an investor commits capital.
Open Governance Center
The standards behind every Haven offering — ownership, conflicts, valuation, reporting and fees — set out in one place.
Our principles
Institutional investors judge a sponsor by its governance as much as its returns. These principles describe how Haven structures, documents and reports on every offering.
Every material term — fees, conflicts, risks, leverage and the business plan — is set out in the offering documents before an investor commits capital.
The sponsor's profit share is earned only after investors receive their target preferred return, as defined in each offering's waterfall.
Communities are run by licensed, experienced operators under written management agreements with clear performance standards and replacement rights.
Investors receive regular reporting on occupancy, operations, capital spending and distributions — the good quarters and the hard ones.
Governance standards
Haven Senior Living Partners, LLC is a Texas limited liability company. Each offering is held in its own special-purpose entity, so one property's obligations stay with that property.
Any relationship between the sponsor and an operator, lender, contractor or broker on a deal is disclosed in that offering's documents, along with how it is managed.
Property values reported to investors are based on stated methods — such as appraisals, broker opinions or income-based models — with the method and date shown.
Acquisition, asset management, construction, financing and disposition fees, where charged, are listed with their amount and timing. No fee is charged that is not disclosed.
Regular investor updates cover operating results, occupancy, budget variances, capital projects and distributions, with annual tax reporting on Schedule K-1.
Operators are reviewed on occupancy, staffing, state inspection results, resident satisfaction and budget performance, with defined steps when standards are not met.
