Assisted Living Profit Margins, Explained
By Haven Senior Living Partners · · 2 min read
What an assisted living operating margin is, what drives it up or down, and how investors should read the number in an offering.
Key takeaways
- The operating margin is NOI divided by total revenue.
- Labor is usually the largest single expense in assisted living, so wages and staffing drive most margin changes.
- Higher occupancy improves margins because many costs are fixed.
- Memory care earns higher revenue per resident but needs more staff, so its margin is not automatically higher.
How the margin is calculated
Operating margin = Net Operating Income / Total Revenue
Revenue includes base rent plus care fees. Operating expenses include staffing, food, utilities, insurance, property taxes, marketing, repairs and the management fee. Debt payments and depreciation are not included.
What drives the margin
Many costs (the building, the kitchen, the executive director) stay roughly the same whether a community is 75% or 95% full. Each additional resident adds revenue with a smaller increase in cost, so margins expand as occupancy rises.
Caregivers, nurses, dining and housekeeping staff make up the largest expense. Wage growth, overtime and agency staffing can erode margins quickly.
Annual rent increases and accurate care-level assessments keep revenue in step with costs.
Larger communities spread fixed costs over more units; efficient layouts reduce staffing needs.
Residents needing more care pay more but also require more staff hours.
Why the number differs from one report to another
Margins are reported inconsistently. Before comparing, check whether the figure:
- Includes or excludes the management fee.
- Includes a capital reserve.
- Is for a stabilized community or one still leasing up.
- Is a single property or a portfolio average.
How investors should use it
Use the margin to test whether a business plan is realistic, not as a promise. Ask the sponsor to show the margin at today's occupancy, at the target occupancy, and in a downside case with lower occupancy and higher wages. Our Senior Housing ROI Calculator lets you run those scenarios yourself.
Questions to ask
- What margin does the plan assume, and what is it today?
- What wage growth is built in?
- How much agency (temporary) staffing does the community use?
- How does the margin compare with the operator's other communities?
